Compass Construction generated a number of cost-saving ideas for the Chloe apartments, including a redesign of the parking garage and shoring systems.

This project involved construction of a seven-story, 143,000-square-foot mixed-use building with 117 apartments, residential amenities, seven commercial units and two levels of below-grade parking.

The Compass Construction team was actively involved in the design review and value engineering of the building, and its recommendations were used to redesign the parking garage and shoring systems. This minimized exposure to a local water table and reduced the budget of several scope areas.

Compass’ field management also played a day-to-day role in providing design-build ideas. For example, the team worked with the owner to redesign the lobby and garage elevator vestibules, allowing the elimination of elevator pressurization and related equipment. This removed a significant piece of annual maintenance and testing from the building.

Also, the company’s experience with Seattle City Light’s Built Smart program helped generate a significant rebate to the owner.
