Industrial Tilt-up

Cedar River Corporate Park is made up of four buildings with 143,300 square feet of flex/tech space. Tilt-up concrete construction was used to create durable buildings under an aggressive schedule and budget. Concrete was also used on three plazas located throughout the park.

The primary goal of the park was to give potential clients the ability to lease both warehouse and office space in the same premises. To achieve that, concrete panels with knock-out portions were used to allow future flexibility to add windows or storefronts for a more office-centric tenant mix.

Using concrete allowed the project to seek a LEED silver rating for its core and shell. LEED points are expected by having 20 percent recycled content building materials and 20 percent regionally manufactured materials. Also, the contractor was able to keep about 75 percent of construction waste out of the landfill by using ready-mix concrete, which creates little waste.
