The Pioneer Park mixed-use development gets its name from the park across the street.

The 55,000-square-foot Pioneer Park mixed-use complex is adjacent to the Puyallup Public Library, Pioneer Park and Puyallup Pavilion. It was designed to blend with the public facilities and provide easy access for seniors.

The center has two floors of market-rate condominiums over a ground floor community/activity center and retail space. It was a team-build collaboration between Rushforth Taylor, TCF Architecture, Catapult Community Developers and the city.

Special consideration had to be given to framing during the winter months since foundation work began in the summer. To get the building to where it could be dried in, Rushforth Taylor used a panelized framing system for all condo walls. The panels were made off-site and delivered “just-in-time” for the erection sequencing, which reduced framing time and allowed the roof to be installed quicker.

Because the project was situated next to a major communication hub, crews constantly found fiber-optic communication lines crossing the site. In addition, the city added a street improvement package to the scope of work along Pioneer Avenue without changing the completion date.

Despite these challenges, the team managed to keep the project on schedule with only a minor delay.

Much effort was made to ensure that materials met the project’s LEED goals.

The project used a consultant to review and monitor exterior flashing and construction details to help ensure proper design and implementation. Another consultant worked with the construction team to monitor and document all commissioning activities.
