U District tower finds tenant

SEATTLE — Now known as oLiv Seattle, the 25-story student housing tower at 4515 Brooklyn Ave. N.E. opened in 2023. It has about 582 beds in 211 units (or suites). It was developed by Core Spaces, with Hartshorne Plunkard Architecture as the architect. The builder changed during construction — which began in 2020, directly north of the Graduate hotel in the University District. Walsh Construction started the project, which was completed by Treehouse.

Now there's a commercial tenant that's claimed the sole bay, with about 1,388 square feet, on the building's north end. Plans came last week for The Alley, a cafe with small kitchen. Catch Design Studio filed the plan. No builder is attached yet. Who was brokering the space isn't clear from Google Street View.
