Rent rise capped below 10% for 2026

OLYMPIA — The state Department of Commerce announced on July 18 the maximum allowable rent increase for 2026 will be 9.683%. This cap rate is in effect from Jan. 1 to Dec. 31, 2026.

In the 2025 session, House Bill 1217 established new state-wide limits on housing rent increases, among other limitations. For existing tenants in the state, rent may increase by 7% plus inflation or 10%, whichever is lower. Gov. Bob Ferguson signed the law in May, and the caps went into immediate effect.
