In East Bellevue, along the light-rail line, Alliance Residential and Urbal Architecture have two big apartment projects planned. Those are dubbed Broadstone East Wilburton, which the DJC extensively detailed in September, and Broadstone North Wilburton.
The latter, at 1400 116th Ave. N.E., is to replace two small old office buildings on the sweeping corner of Northeast 12th Street, near Overlake Medical Center. That eight-story, 278-unit proposal will have its first public presentation on Jan. 21, and is currently in design review. The city of Bellevue also recently noted its permit application. A SEPA determination of non-significance is expected, and the public comment period ends Jan. 16.
On an irregular 1.5-acre site, total project size would be around 388,885 square feet, including amenities and parking. The latter would offer 291 stalls on two mostly underground levels. Wilburton Station, with its Whole Foods next door, is about a nine-minute walk south.
Alliance typically builds its own projects. A possible start in 2027 is mentioned in SEPA filings, with completion in two years. Construction is to be standard Type III-A wood over Type I-A concrete.
Apartments would run from studios to three-beds, with sizes indicated in a range from 450 to 1,260 square feet. Many would have balconies. Tenants would also have a top-floor terrace and lounge on the building's northwest corner.
On the building's west side, facing 116th, would be a retail/commercial bay with about 1,896 square feet. The driveway leading to the garage would also be on that west side. The formal lobby entrance would face 12th.
The team also includes Langan-Navix Engineering, civil; Fazio & Associates landscape architect; Cross 2 Design Group, envelope; Structural Forte, Structural Engineer; A3 Acoustics; Murray McKinney, Dry Utilities; and Transpo Group, traffic engineer.
Lee & Associates represents the owner of one of the two doomed buildings — and probably the other, too. There haven't yet been any land sales.
Then, southeast of Lake Bellevue at 12000 N.E. Eighth St., Broadstone East Wilburton is a larger two-building midrise project with 440 units. That's also in review with the city. There are to be four different sellers, with their broker unknown.
Both projects are likely to start after the 2 Line connects the Eastside to Seattle (next year, we hope); and they may well be phased. And, west of the freeway, Alliance has a third (!) project planned to replace an old office building at 200 112th Ave. N.E. Urbal is also designing that nine-story, 304-unit proposal, which is a few steps north of East Main Station.
