The REI project had lots of competition in this category, but still managed to come out on top to win best cast-in-place project and go on to take the grand award.

Marina Heights

Eight entries were received in this category, including: the west parking structure at Bellevue Square, the 520 Kirkland Way office building, the REI store, Marketplace at Queen Anne, the White River project, the West Campus parking facility at the University of Washington, The Everett Clinic parking garage and Marina Heights condominiums.

The first runner-up was the West Campus parking facility. The 227,000-square-foot garage features eight levels of parking, of which 1 levels are below street grade.

To visually reduce the mass of the garage, it was divided into three bays and stepped down in height from west to east. Other aesthetic measures taken include the use of screens and precast concrete elements.

U.W. parking garage

The garage was designed with a 100-year lifespan. To ensure its durability, rebar in the post-tensioned concrete was grouted to inhibit corrosion.

Marina Heights Condominiums in Kirkland was second runner-up. Concrete construction allowed a zero lot-line for the building and the ability to construct close to, and span 75 feet over, existing adjacent commercial properties. Concrete also allowed for numerous modulations of the building's facade to comply with a stringent zoning envelope.
