Daniels to start work on 800 Columbia condo tower in May

Units on the lower floors will be geared toward people who want to walk to work. The top floors will be luxury penthouses.

The 30-story tower on First Hill was designed by LMN Architects, with 271 condos and 197 below-grade parking stalls.

Daniels Real Estate hopes to start construction by May 1 on 800 Columbia, a 30-story condo project in Seattle's First Hill neighborhood.

LMN Architects is designing the tower for the northeast corner of the Eighth Avenue and Columbia Street intersection.

It will have 271 one-, two- and three-bedroom units, along with 197 below-grade parking stalls. An adjacent outdoor park space will be accessible to the public.

In an email, Kevin Daniels said the project will be architecturally distinctive, with a stone, glass and steel exterior; hardwood floors; and kitchens with European-crafted cabinetry and high-end appliances.

Amenities will include media rooms, a fitness center and a rooftop party room with green space. No retail space is planned.

Turner Construction Co. is the general contractor. Daniels said construction is expected to take 27 months.

The Seattle developer said the housing will be near jobs, shopping, dining, entertainment and transportation, and attract a range of buyers.

Daniels said the lower floors will be geared toward young professionals who want to walk to work in the central business district. Upper floors will be aimed at people relocating from single-family homes, who want an established, well located neighborhood, as well as people who want to be near First Hill's medical campuses.

The top floors will be luxury penthouse condos.

Daniels said condo sales will start after the project reaches ground level.

Daniels Real Estate has completed a number of projects in downtown Seattle recently. They include F5 Tower, a 48-story office and hotel building; and Gridiron, 107 condos atop a historic building near the stadiums.

The firm bought the 800 Columbia site from Swedish pension fund Alecta, which in 2012 proposed a tower there. Weber Thompson did the original design for Alecta.
