Mariners unveil latest project at old Pyramid Brewery space

Victory Hall at The Boxyard will be a 9,500-square-foot events venue.

The Seattle Mariners unveiled plans this week for a new baseball and softball training facility, and 9,500-square-foot events venue, at the old Pyramid Brewery space located across from T-Mobile Park at 1201 First Ave. S.

The M's signed a long-term lease for the approximately 24,500-square-foot former warehouse building in October 2021 and last summer opened up Steelheads Alley brewpub and the Hatback Bar and Grille restaurant there, as well as a connected outdoor beer garden.

The new events space will be called Victory Hall and will be attached to Steelheads. It will have space for large gatherings and will be available to rent for corporate events, weddings and more. During game days the venue will be transformed into an indoor beer garden. The Mariners also plan to host a variety of public events at Victory Hall including concerts, watch parties and community celebrations. The attractive space features exposed brick walls and wooden beams original to the 1914 building.

The historic property’s original brick walls and timber beams will be exposed in the new events space.

The training facility will be called The Boxyard and located adjacent to Victory Hall. The Mariners describe the space as “an all-encompassing complex with eight batting cages, state-of-the-art technology and an open field space in the middle.”

It will be used to host clinics and camps, Little League events, kids' parties, corporate events and pregame activities ahead of Mariners games. There will also be a retail store and concession booth offering pre-packaged snacks, beer, wine and soft drinks. EL1, a national sports training company founded by former Mariners prospect Aaron Trolia and former collegiate football player Jameel Cante, will oversee and run the The Boxyard.

SHKS Architects has designed the new spaces, which Andersen Construction will build. This is the same team for the brewery and restaurant projects. Construction looks to already by underway. Both spaces are set to open this year. Victory Hall is scheduled to open ahead of the Mariners' opening day on March 30 and The Boxyard will be up and running this summer.

These projects are the second phase of redevelopment at the over 100-year-old building. Further phases can be expected as the Mariners' lease also includes approximately 6,000 square feet on the building's second and third floors. Currently configured as offices, the team previously said that this space could be programmed for a number of different purposes including hosting, on a pro bono basis, small community nonprofits working to advance social and racial equity goals and programs that support women- and BIPOC-owned businesses. The offerings could include shared workspace, mentorship, business development support, access to investment resources and more.

The redevelopment of the old Pyramid Brewery building is part of the team's vision to help spur revitalization in the neighborhood surrounding T-Mobile Park.
