On the west side of Olympia, there's a five-year-old medical office building at 3909 Ninth Ave. S.W. That's not going away, though it'll lose a bit of parking on its west side. But the owner is planning a subdivision and sale for about 9.6 acres immediately north of state Route 101. That land is now bare.
Affordable housing specialist DevCo, with its building arm Heartland, plans to purchase the land and put up a 272-unit apartment complex dubbed the Fieldstone. (Near the site, Ninth bends into Fieldstone Drive Southwest.) Planning began last year, and the city recently issued a SEPA determination of non-significance for the project. A public meeting will be held on March 31, and the public comment period ends April 4.
SEPA filings target a possible start date this summer, with construction to last about a year.
The Fieldstone team also includes Johnson Braund, architect; CPH Consultants, civil engineer and SEPA consultant; Pace Engineers, surveyor and landscape architect; Atlas Design Group, structural engineer; Earth Solutions NW, geotechnical engineer; and TenW, traffic consultant.
The complex will have 15 mostly four-story buildings, with units in a variety of configurations. Fieldstone will also have a one-story leasing office and separate gym.
A central playground is planned. Mostly surface parking will have about 435 stalls, some with EV charging. Some buildings will have garage parking. Bike parking will have 272 stalls.
