Senior housing building, with 140 units, set for Port Gardner

Ben Young Senior Housing is designed by Seattle firm ARC Architects.

The Everett Housing Authority is aiming to break ground next spring on a new senior housing building in Everett's Port Gardner neighborhood.

The building, called Ben Young Senior Housing, is set to rise at 3826 Rucker Ave.

ARC Architects of Seattle has designed the community, which will be six stories comprising five levels of wood framing over one concrete level.

That structure will house 140 units serving senior households at 60% of area median income and below. Units will be a mix of 16 studios, 112 one-bedrooms, and 12 two-bedroom units.

On-site amenities are to include in-unit air conditioning, in-unit washer and dryer, secure building access, secure and covered indoor bicycle parking, a fitness room, exercise room, library, gardening opportunities, a community center, and a sixth-floor roof deck.

A surface parking lot will be located at the rear of the building. Parking will be provided for around 68 vehicles. Some spaces will have EV charging stations.

Total project size is approximately 120,500 square feet.

The building has been designed to step back from a busy commercial road to provide increased depth for landscaping and large trees for shade and greenery. It will employ solar energy via rooftop panels, high-efficiency heating and cooling systems, and other passive heating/cooling strategies.

An estimated project timeline was presented to the Port Gardner Neighborhood Association in June. EHA said it hopes to break ground in either spring or summer 2025, with completion projected for the following spring.

DJC records indicate that Seattle's BNBuilders is the general contractor. The firm in 2021 was awarded a preconstruction services contract for the project at $243,833 with EHA expected to award a GC/CM contract to BNB.

The project team also includes structural engineer Swenson Say Faget.
