Work continues on 45-story Seattle tower

Holland Construction on April 24 poured the mat foundation for the 1000 Virginia apartment tower at the corner of Virginia Street and Terry Avenue in downtown Seattle

The contractor used 6,000 cubic yards of concrete for the pour.

Holland Partner Group is developing the 45-story project, which is expected to open in March 2023. It includes 427 apartments, 1,000 square feet of retail space, a lobby and 245 parking stalls in six levels below grade and three above grade.

Weber Thompson is the architect and Cary Kopczynski & Co. is the structural engineer.

In press materials, CKC said it used non-linear analysis and Performance Based Design to develop a seismic system consisting of a single concrete shear wall core throughout the height of the building. Additionally, the coupling beams use innovative steel fiber reinforcing, which removes the need for diagonal reinforcing. These design choices lead to a faster construction at lower cost, CKC said.

The structure consists of cast-in-place concrete columns with 15,000 psi concrete and post-tensioned floor slabs to maximize unit space and layout flexibility. CKC said the tower is composed of carefully designed interlocking cubes that create a jenga shape. The tower shape helped reduce wind loads and mitigate wind drift.
