Modern Aviation completes $25M terminal project at Boeing Field

This 24,500-square-foot hangar was part of the second phase of improvements for Modern Aviation at Boeing Field.

Modern Aviation recently finished a $25 million, two-phase development project and FBO terminal renovation at Boeing Field. The facilities are at 8285 Perimeter Road S. in Seattle.

Modern Aviation opened at Boeing Field in early 2019, after it acquired Gateway USA LLC (Clay Lacy Aviation BFI), a fixed-base operator (FBO) of private jet terminals.

Modern Aviation started the two-phase project in 2020, with the first phase involving construction of a 40,000-square-foot hangar. The second phase included a 24,500-square-foot hangar with a 7,500-square-foot office building. In 2021, the company started a full renovation of its FBO terminal, which was completed about two months ago.

“We are excited to support all segments of aviation at Boeing Field/King County International Airport,” said Modern Aviation President and CEO Mark Carmen in a news release. “Our recent development of new hangar and office space allows us to continue supporting the growth in aviation within the region.”

The renovated FBO terminal provides expanded meeting space, web conferencing, a new lounge for pilots and other amenities, according to Eric Schneider, Modern Aviation's general manager at Boeing Field. Also, expanded ramp operations allow the facility to better serve its customers that include private aircraft owners, corporations, charters, medical flights, U.S. military (including the Blue Angels), presidential visits, and professional and college sports teams.

All of the Modern Aviation facilities at Boeing Field have sustainability features, including special materials that reduce the heat island effect on hangar roofs, LED lighting, extensive water-saving measures, use of compostable materials and recycling, drought-resistant landscaping, EV charging stations, and electric aircraft towing vehicles.

With the new buildings at Boeing Field, Modern Aviation now has four hangars totaling 115,000 square feet, as well as 16,500 square feet of office space.

SeaCon LLC of Issaquah was the project's general contractor, and Rice Fergus Miller of Bremerton was the interior designer. Business Aviation Group of Centennial, Colorado, was the project manager. The same team completed the first phase.

Modern Aviation says it is seeking additional FBO acquisitions and development opportunities in North America and the Caribbean. It currently has 10 locations across the country. Modern Aviation is a portfolio company of Tiger Infrastructure Partners, a private equity fund.
