BNBuilders starts work on Seattle HQ in former home of Old Spaghetti Factory

BNBuilders is leasing the entire Ainsworth & Dunn building, which was last leased to Spaces, a provider of short-term and flexible office and co-working space.

BNBuilders has broken ground on a tenant improvement project for its new headquarters in the historic and landmarked Ainsworth & Dunn building at 2815 Elliott Ave.

The contractor is leasing the entire property which has three levels of office space split between a historic 28,000-square-foot brick building and a more modern single-level rooftop addition added in 2019. There is also a large 3,500-square-foot west-facing roof deck with views to Alaskan Way and Elliott Bay.

Meriwether Partners owns the building.

BNBuilders told the DJC in January that it has outgrown its current space in Belltown and anticipates moving into the new headquarters in April.

The Ainsworth & Dunn building was constructed in 1902 as a salmon processing warehouse for the eponymous firm. Later, and for 46 years, it was the location of the Old Spaghetti Factory restaurant. That closed in 2016.

Meriwether Partners in 2019 oversaw an extensive renovation that converted the former restaurant into about 32,000 square feet of office space.

The A&D building's exterior, first-floor heavy timber structural system, and adjacent west-side site are all protected as landmarked features.

To get the space ready for its next chapter, BNBuilders will execute a host of renovations designed by DLR Group. The renovations will preserve the building's landmarked features and bring innovative updates to the space, BNB says.

The work includes:

Maintaining the original 28,000-square-foot brick, timber and car decking structure

Installing a new steel-structured communicating stair connecting all three floors, with treads and landings crafted from salvaged timber from the building

Adding two kitchenettes and a large kitchen on the third floor

Activating the existing patio by adding an overhead door

“As stewards of such an important community landmark, BNBuilders is honored to carry forward the legacy of the Ainsworth & Dunn building,” senior project executive Dan Huber told the DJC. “Our commitment to preservation reflects our respect for Seattle's history and our vision for a vibrant future on the downtown waterfront.”

The new headquarters is a few steps from the Olympic Sculpture Park.

Employee-owned BNBuilders was established in Seattle in 2000, and now also has offices in California and Colorado.
