Rooftop event space opens at RailSpur micro district

The 15,000-square-foot events space tops 419 Occidental, one of RailSpur’s three preserved early 20th century warehouse buildings.

Pioneer Square's RailSpur micro district added an events space last month atop its 419 Occidental mixed-use office building, originally built in 1906.

The Rooftop at Railspur spans more than 15,000 square feet over two levels and includes indoor and outdoor spaces, and was designed by SKB, with JTM Construction acting as general contractor.

The space was designed to combine historic character with modern adaptability, transitioning from smaller gatherings to larger-scale celebrations. Amenities include a double-height gallery, mezzanine lounge, two rooftop patios, two built-in bars, flexible furniture and a catering kitchen. With an occupancy of up to 250 guests, it was also designed with AV and sound equipment, staging, meeting rooms, and an executive and talent green room. Venue management and event production company Rally will operate the space.

The events space includes a double-height gallery, mezzanine lounge, flexible furniture, two built-in bars, and a catering kitchen.

“The Rooftop at Railspur was designed to be more than just a venue — it's a place that celebrates the energy and character of Pioneer Square,” said Angela Dunleavy, founder of Rally, in a release. “We're proud to bring this extraordinary space to life and look forward to welcoming the community, businesses, and guests to create memorable experiences here.”

Urban Village's RailSpur micro district is made up of three early 20th century warehouse buildings transformed to new uses, linked by private alleyways that used to be a rail spur for trains running goods to and from the warehouses.

Historic Seattle named RailSpur the city's Best Preservation Project in July.

“Our goal with restoring these older buildings, rather than starting from scratch, is to protect the historical nature of the spaces and continue the vibrant legacy of this neighborhood,” Jon Buerge, CEO of Urban Villages, said in the Rooftop release.

The 419 Occidental building was the first of the three to open, in 2022. Shed Architecture & Design was architect and Chinn Construction acted as general contractor for the building.

The rooftop events space was completed last month. The building's Railspur Studios were also completed last month on floors three and four. The creative office spaces were also designed by SKB and built by JTM, and are now open and seeking tenants.

Construction is still underway on three new ground-floor restaurant concepts at 419 Occidental from celebrated local chef Renee Erickson — My Oh My, Lowlander Brewing, and Un Po Tipsy. Joining them will be the first appearance of national cocktail bar concept Death & Co.

Dovetail General Contractors is the general contractor for the three new restaurants And Mallet Design Build is the general contractor for the build-out of cocktail bar Death & Co.  

RailSpur's boutique hotel Populus Seattle opened in May. That project was designed by Miller Hull and built by JTM Construction.

The micro district also includes a short-term furnished apartment rental property, 115 S. Jackson St., designed by Shed Architecture & Design and built by Chinn Construction. That building opened in 2023.

Penthouse additions were added to all three warehouses, and an eight-story stair tower was added to one side of 419 Occidental as part of the project. Urban Villages is based in Denver.
