The office boasts many original features, including carved ceiling beams.

JTM Construction relocated its headquarters from the International District to Georgetown's historic Original Rainier Brewery in 2022, taking over around 12,700 square feet in a tilt-up concrete addition to the complex's historic Brew House.

The firm recently opened a sister office at the multi-building property, in the landmarked General Office building at 6010 Airport Way S.

The Original Rainier Brewery was constructed in the early 1900s for Seattle Brewing and Malting Co. and eventually housed Rainier Beer. The General Office was added in 1910 during a major expansion between 1901 and 1912. The property is a well-preserved example of early 20th-century industrial architecture. It was designated a Seattle Historic Landmark in 1993, along with the rest of the brewery complex's historic buildings.

JTM created new private offices by framing off space in the main open-plan work area.

JTM completed a three-month renovation of the sister office this summer. Working with SHKS Architects, the project transformed the historic building into a modern workplace “while carefully preserving the architectural details that give it its character,” the firm told the DJC. Those include wood wainscoting, original hardwood floors, paneled doors and carved ceiling beams.

The firm occupies the entire building, which has 5,549 square feet of space split across a main level and a mezzanine. Before the tenant improvement the layout included an open-plan Main Hall space, two conference rooms of varying sizes, restrooms and a kitchen.

JTM created two new private offices by framing off space in the Main Hall work area, giving the directors the firm's Special Projects and Critical Environment divisions a new home base close to their teams. Two additional restrooms were added on the first floor.

The landmarked General Office building was added to the brewery in 1910.

JTM says the centerpiece of the renovation is The Hammer, a new conference room on the second floor created by removing two walls and combining three existing small rooms into one open space. The Hammer features a 30-foot conference table and a fully integrated audiovisual system, including 98-inch displays, video conferencing, ceiling microphones, speakers, and touchscreen controls, making it a hub for everything from team meetings to client presentations.

Rather than replacing the building's original millwork, the team patched it with salvaged wood, keeping the room true to its history.

Elsewhere on the upper level, an existing board room was updated with a new three-quarter bath, and its drop ceiling was removed to raise the ceiling to the building's original structure, creating a more open, airy feel.

While opening up a kitchen and seating area at the rear of the first floor, the renovation uncovered a piece of the building's past. Crews removed a framed ceiling and revealed original ornamental horsehair plaster cornice, a craftsmanship detail that had been hidden for years and now stands as a focal point of the space.

The tenant improvement began with the refinishing of the building's original hardwood floors. Within a month, 18 workstations were up and running, allowing staff to settle into the space while construction continued around them. The project passed final inspection on July 2.

“JTM is excited to expand our office footprint as our company continues to grow. Having the opportunity to move into a beautiful space that is part of Georgetown's rich history makes this even more meaningful to us,” Ben Coffman, president at JTM Construction, told the DJC.

Portland-based ScanlanKemperBard has owned the Original Rainier Brewery since 2018.
