Duncan Place is a 67-unit condominium project in Seattle's University District at the corner of Eighth Avenue Northeast and Northeast 47th Street.
A masonry exterior was used to visually connect Duncan Place with the brick architecture found on the nearby University of Washington campus. The building has corner glass towers and a series of large tuck-in balconies.
Detailed brick sills and accent copings were designed to give the project a sense of refinement and permanence. Punched windows in the masonry wall provide a visual counterpart to the glazed corner bays.
A masonry retaining wall at ground level helps anchor the building to the site and provides a base for the building along Northeast Eighth Avenue.
The brick cavity wall creates a natural rain screen, keeping the sub-layer dry and watertight.
