The seven-story, 167-unit 110 Roy opened earlier this year in Seattle’s Uptown neighborhood.
The 167-unit building includes an amenity center with a resident lounge and 24-hour fitness studio, and retail space on the ground floor. A rooftop deck has views of the Seattle skyline as well as a fire pit and grill stations.
Units feature chef-style kitchens with quartz countertops and stainless steel appliances. Each unit has air conditioning. Sizes range from a 496-square-foot studio to a two-bedroom with 1,039 square feet.
As the first building to take advantage of recent upzoning, the design set a precedent for introducing larger-scale development within an established smaller-scale context. To achieve this, the larger-scaled portion of the building is “floated” over smaller-scale retail, which keeps in character with the adjacent architecture.
A terraced front plaza and individual retail storefronts step in elevation to follow the slope. On the side and rear facades, the building transitions from 40 feet to 70 feet in height by stepping in mass, and using window bays and balconies to give the building more of a residential scale and character.
