Touchstone starts Tilt 49: two more towers on Boren

Construction has begun on Tilt 49, a mixed-use complex at 1812 Boren Ave. in Seattle with a 37-story apartment tower and an 11-story office building.

The site is on Boren between Stewart and Howell streets.

Touchstone President and Chief Development Officer A-P Hurd said Touchstone is developing the office building, and AMLI Residential and Mortenson Development will build the 410 apartments.

Property records show Touchstone sold the residential portion to an entity related to AMLI for $16.25 million. Mortenson Development is related to Mortenson Construction, which is the general contractor for the entire Tilt 49 project.

Touchstone recently secured financing, allowing the project team to break ground. Principal Real Estate Investors is Touchstone's partner on the 300,000-square-foot office portion, and Bank of the Ozarks is the lender.

The office portion will be done in the second quarter of 2017, Hurd said. She did not say when the apartments will open, and AMLI representatives did not return a phone call requesting comment.

The office building will have a 7,000-square-foot deck on the ninth floor.

ZGF Architects designed Tilt 49, Magnusson Klemencic Associates is the civil and structural engineer, and Swift Co. is the landscape architect.

Touchstone is finishing another big project just across the street. Hill7 is at 1821 Boren Ave., with an 11-story office building and a 14-story Hilton Garden Inn.

The office space in Hill7 is ready for tenant improvements, according to the website. Hilton Garden Inn's website says it is taking reservations for late July. HBO recently agreed to lease four floors in Hill7. The building has 285,000 square feet.
