Daniels lines up to start Gridiron condos next to CenturyLink Field

Daniels Real Estate in mid-August will start construction on its Gridiron condominium along Occidental Avenue South next to CenturyLink Field.

Daniels will add seven levels of housing plus a rooftop amenity deck to the century-old Seattle Plumbing Supply building. The ground floor and mezzanine level will have 9,700 square feet for separate restaurant and bar spaces.

Gridiron is expected to open in April 2017.

In an email, Kevin Daniels wrote that the 107-unit project will be the first new construction of for-sale housing in Pioneer Square since 1985. He said it will be a mixed-income project like his Stadium Place apartment to the north, with workforce housing and market-rate and luxury units. The average condo will be about 850 square feet.

Condo prices have not yet been determined. A sign posted on a window of The Nolo apartment building — which is part of Stadium Place — said Daniels Real Estate will start pre-selling condos this fall. The sales center will likely be inside The Nolo.

A website for Gridiron describes the project as “contemporary condominiums atop a historic masonry building with vibrant first floor retail.” Parking for 84 cars will be within the building.

The old building has been vacant since 2001 and was last used to store portable seats for the Kingdome.

The DJC last year reported that Hewitt architects was modifying earlier designs Weinstein AU made for previous property owners Lakeside Capital Management and a group of investors.

Daniels' team is Chinn Construction, Coughlin Porter Lundeen, Landau Associates, Bachman Consulting, Stateside Power, Ocean Park Mechanical and PanGeo.
