Medical building planned on First Hill

Healthcare Realty Trust of Nashville, Tennessee, wants to build a six-story medical office building at 515 Minor Ave., near Swedish Medical Center on First Hill.

The proposal calls for 123,800 square feet of office, 325 underground parking stalls on five levels, and a pedestrian plaza. Some street-level retail may also be part of the mix.

A two-story, 10,600-square-foot medical office building on the southwest corner of Minor Avenue and James Street would be demolished.

CollinsWoerman is the architect, and Brumbaugh Associates is the landscape architect.

The structure would be built next to the four-story First Hill Medical Building at 516 Boren Ave., which is also owned by an entity related to Healthcare Realty Trust. The buildings would connect underground, sharing parking and services areas.

Under the preferred design, the main entry would be located mid-block off Minor. The building would have a screened drop-off court, also off Minor, for visitors arriving by car. Garage access would be located on Jefferson Street.

A shared courtyard between the new building and First Hill Medical Building would serve as a through-block walkway between James and Jefferson.

A Seattle design review board will hold its first meeting for the project at 6:30 p.m. Oct. 14 at Seattle University's Admissions and Alumni Building, at 824 12th Ave.
