Texas firm wants to build 166-room Marriott on Angle Lake in SeaTac

Texas Western just purchased the site from the city for $4.2 million.

Texas Western Hospitality of Dallas wants to start construction in May on a five-story, 166-room, extended-stay Residence Inn by Marriott on Angle Lake in SeaTac, according to Jeff Robinson, the city's economic development manager.

Jensen|Fey is the architect on the hotel, which will be at 19608 International Blvd.

Construction of the $30 million project is slated to take 16 months. The hotel will be one of over 40 the company operates across the country.

Texas Western last week purchased the 2.6-acre site from the city for $4.24 million.

The land is part of 4.5 acres the city acquired in 1997 for $2.8 million. SeaTac will retain the remaining 1.9 acres closest to Angle Lake for a new passive park with pedestrian connections to nearby Angle Lake Park and International Boulevard.

Robinson said Texas Western likes being near the lake and Angle Lake Light Rail Station, which is slated to open in September about a quarter mile from the planned hotel.

He said the hotel project is another sign that the city's economic development program and light rail will spur development.

Ariel Development of Seattle plans to start construction in June on a 145-room Hyatt Place Hotel at 19518 International Blvd. south of Angle Lake Park in SeaTac.

SeaTac is a city of about 28,000 people with Seattle-Tacoma International Airport at its center. It is hoping to use Angle Lake station and the light rail station already in nearby Tukwila to create a sense of community by focusing development near the stations. The city owns property kitty-corner from the Tukwila International Boulevard station.

Robinson said a number of developers are considering projects near both stations.

Among them is Wright Runstad & Co., which has an option to buy about 8 acres directly west of the Angle Lake station. Wright Runstad has said it could build more than 1 million square feet on the property.

Robinson said Wright Runstad is doing a master plan and marketing the site.

He said permits, fees and taxes on the Residence Inn by Marriott will provide $4.8 million in one-time revenues to the city, along with ongoing tax revenue. TMI Hospitality had planned to build a 140-room Residence Inn by Marriott on the site, but that deal fell through when TMI was acquired by Starwood Capital Group, Robinson said. Starwood halted planned development by TMI, he said.

Both the Hyatt Place and Residence Inn by Marriott will be a few blocks from Alaska Airlines' corporate headquarters.
