When Stadium Place was first announced by Daniels Real Estate, over a decade ago, multiple towers were planned on the two-block, 3.85-acre site at and around 201 S. King St. in SoDo.
The Wave and Nolo apartments were completed in 2013 and 2014 on the west block. The Embassy Suites and Avalara Hawk Tower opened this spring on the east block.
On the west block, which is also bounded by Occidental Avenue South, Stadium Place South and CenturyLink Field's north parking lots, is an existing 399-stall structured parking garage, which was built as the podium for the planned North Tower. It's on the corner north of The Wave (the taller of the two apartment towers).
Current tenants in the four-story podium include Cone & Steiner deli, Velouria (a boutique) and Girin (a Korean restaurant).
The North Tower was once projected to have 225 condominiums. The podium was originally designed by ZGF Architects and Ankrom Moisan.
The new plan by Stadium Place Investors and Ankrom Moisan is for a 16-story addition to the north podium, yielding a 20-story tower. The footprint of the new tower would be roughly 12,800 square feet. The Wave and the North Tower would be separated by about 43 feet.
Decks and amenity areas are planned for the top of the podium.
Kevin Daniels referred the DJC to Pillar Properties, his partner in Stadium Place, but those queries were not returned before deadline.
Daniels originally partnered with R.D. Merrill Co. on Stadium Place. In 2011, they paid King County $10 million for what was then called the North Lot. Construction began the following year.
They sold the 1.5-acre east block in 2013 to American Life for $18 million. Pillar later became a partner with Daniels on the west block.
The proposed North Tower was part of the original master plan. It has not yet entered into design review, and may or may not resemble the renderings from 2011.
The 26-story Wave and 11-story Nolo have a combined 492 units.
If the North Tower proceeds as condos, they would become near neighbors to Daniels' Gridiron, which has 107 condos at 589 Occidental Ave. S.
Some market observers now believe the market has become more favorable to new high-rise condos, with so many apartments in the pipeline.
