Holland files plan for second Bel-Red site

Looking northeast, that’s Holland’s crane at work on a 402-unit building; the property indicated in blue could be its next buy.

What most would call the PrimeCore Contracting property, at 1831 130th Ave N.E. in the Bel-Red area, went on the market in May. Colliers is offering the over 1-acre Bellevue property, unpriced. It's long been owned by the Chambers family. The status is now listed as pending, for a site that's less than 10 minutes by foot from the future Bel-Red/130th Station, which opens in 2023.

Prospective buyer Holland Partner Group filed an early plan in July that describes a seven-story building with 214 units. If Holland indeed purchases the site and proceeds, it would be the developer's second project near that station.

The first, directly west of the Chambers property, is a nine-story, 402-unit building at 12863 Northup Way. All permits are in place for that project, which was designed by Baylis Architects. Holland has its crane up there, and is fully engaged in construction. That 3.5-acre project is replacing a now demolished old self-storage facility.

Pat Mutzel and Chris Reid of Colliers are representing the Chambers family. The listing says that PrimeCore is on a month-to-month lease.

The midblock site, just south of a corner Arco station on Northup, is zoned up to 125 feet. Holland's early numbers estimate a total project size of 264,000 square feet, with about 4,000 square feet of retail/commercial space. The parking isn't detailed yet.
