Avenue 55 will evidently buy a 6-acre site from Taylor Development at 6900 188th Ave. N.E. in southeast Redmond. There it's planning a two-story, 140,000-square-foot industrial project, designed by Weber Thompson and dubbed Redmond Flex. The proposal will have a virtual design review with the city today.
The team now also includes Sierra Construction, general contractor; Terrane, surveyor; Terra Associates, geotechnical; AHBL, structural and shoring; and Core Design, landscape architect and civil engineer.
No start date or land sale are indicated yet. Taylor has owned the land for decades; it's part of the old legacy 60-acre Cadman gravel property.
About 240 surface parking stalls are planned for the east end of the property, closer to planned future housing development. A bike room is also included, with e-bike charging capacity. Rooftop solar panels and landscaping are planned.
If there's a tenant already signed for what could be a build-to-suit project, “a high-tech user” is the only vague indicator. The business is described as a manufacturing and wholesale trade operation. A small amount of retail or cafe space is indicated off the lobby.
