Looking northwest, a cafe or coffee shop is tentatively programmed for the corner bay.

An Oregon investor group owns the corner at 7001 15th Ave. N.W., most identified with Grumpy D's Coffee, and is planning to redevelop with a six-story, 67-unit apartment building. Local shop Vivia Group appears to be the developer. Diagonal D is the architect, and the next design review will be in January, in a virtual presentation.
