A little south of Northgate Station, a small old medical office building sold last fall for just under $4 million. Now there's a new 11-story office and apartment plan filed next door to the west, at 300 N.E. 97th St. That ownership overlaps with Ironwood Commercial Real Estate, which bought the east property (320 N.E. 97th). That deal can now be understood as an assemblage, as both parcels are included in the proposal.
Twist Design filed the two-tower plan, which depends upon a city-approved upzone from NC3-75 (M), which is midrise, to SM-NG 145. That's the new zoning for much if not all of the land directly south of Northgate Station, where the city wants to encourage more height and density. Nothing that tall has been proposed thus far.
