While most developers are pausing on plans for straight office space, life science and medical projects are ploughing ahead. One example is 530 Dexter Ave. N., where Vulcan Real Estate has long been planning a third building on the block where UW Medicine occupies two others. (Update: UW Medicine says it won’t be the new tenant.) That's on the north end of the same South Lake Union block where it previously developed two prior buildings. The third has the working title of Phase 3.3.
Vulcan and architect Perkins Will have now applied for a master use permit and phased construction permits for the 11-story project. (Or, if you like, 10 stories with first-floor mezzanine, plus a penthouse amenity level.)
GLY Construction is now listed as the builder, on a long-vacant site facing Mercer Street. Vulcan's SEPA filings target a possible start in the fall of next year, with completion in three years. One more round of design review seems likely.
The team now also includes MacDonald-Miller, mechanical engineer; Stirrett Johnson, plumbing; Glumac, energy modeling; Greenbusch Group, elevators; Hewittl, landscape architect, Coughlin Porter Lundeen, civil and structural engineer; Prime Electric and Stantec, electrical engineers; Morrison Hershfield, envelope; GeoEngineers, geotechnical; Bush, Roed & Hitchings, surveyor; and EA Engineering, Science and Technology, SEPA consultant.
Office and lab space is projected at 249,811 square feet. Total project size is estimated at 394,917 square feet.
That figure also includes 1,424 square feet for a probable cafe; and the four levels of underground parking, with 223 stalls. Tenants would also have 126 bike stalls, plus an adjoining shower room.
