Security Properties starts 219 units in Portland at rebranded Pop Blocks

Phase one, Splash, will be residential. Offices and more apartments may follow.

Pepsi is out. Pop is in. Five years ago, with a partner, Security Properties paid $27 million for a roughly 5-acre property in East Portland, then known as the Pepsi Blocks. A lease-back deal followed at 2505 N.E. Pacific St., just south of Highway 30, as architect Mithun took the mixed-use plan through the city permit process. The soda bottler left its old plant in 2020 for a new home, and Security Properties says it has now broken ground. R&H Construction is the builder; construction will likely take two-plus years.
