There's no ignoring it now. Alexandria Real Estate Equities' second recent Eastlake life-science project now looms over the southbound lanes of Interstate 5. The crane is still up at 1150 Eastlake Ave. E., but likely for not much longer. The 12-story project has topped out, and is due for completion this year, under architect Gensler and builder DPR Construction. Most levels of the building now have exterior cladding and glazing in place.
JLL is leasing what Alexandria calls eleven50, which now has only one floor unclaimed, 11, plus a small retail bay at grade. The latter is programmed as a cafe.
The project is the larger of two Alexandria buildings facing each other across Eastlake. The smaller four-story eleven65 building to the west was leased during construction to Adaptive Biotechnologies. That wrapped in 2020, and the tenant moved in a little later.
The larger east tower has some 300,000 square feet of lab and office space, plus a roof deck and dramatic inset seventh-floor terrace. Signed tenants there include Umoja Biopharma, Variant Bio, Notch, Altpep, Evoka and Outpace. Construction began in January 2021.
JLL's Lloyd Low and Lisa Stewart are the brokers. The eleven50 team also includes KPFF, civil engineer; PSF Mechanical, plumbing and mechanical; Prime Electric and Coffman, electrical; Westlake Consulting Group, owner's rep; Magnusson Klemencic Associates, structural engineer; Brumbaugh & Assoc., landscape architect; Glumac, energy consultant; Sparklab Lighting Design; Malcolm Drilling; Ground Support, shoring; Bush, Roed & Hitchings, surveyor; Brightworks of Portland, sustainability consultant; and Curtain Wall Design & Consulting, of Dallas.
