Howard S. Wright to build Trammell Crow life-science project

Perkins & Will is designing the 11-story, 220,000-square-foot project.

On a corner site in the Denny Triangle that it doesn't yet own, Trammell Crow has been contemplating two different buildings: apartments or life science.

The latest city filings at 901 Lenora St. show more progress on the latter, and the general contractor is now listed as Howard S. Wright (a Balfour Beatty Co.)

Perkins & Will is designing the 11-story, 220,000-square foot project, which was favorably received by a city design review board last month. One more round of review does seem likely.

The 901 Lenora team also includes Lerch Bates, elevators; Coughlin Porter Lundeen, civil engineer; Weisman Design Group, landscape architect; FSI Engineers, mechanical and plumbing; Gerber Engineering, electrical; Bush, Roed & Hitchings, surveyor; and Holaday-Parks, role unspecified.

Four levels of underground parking would have some 178 stalls. Bike parking and ground-floor retail are also proposed. A large roof deck is also planned.

A demolition permit was initiated last month for the current old building on the corner of Ninth Avenue. Lee & Associates is representing the longtime family owner.

Now, what became of the apartments? Weber Thompson had filed early plans for the same corner in January, with a 16-story proposal that could have up to 245 units. That hasn't gone into design review, and may not proceed.

At the same time, just to muddy the waters even more, Trammell Crow showed signs of interest in an office or life-science tower immediately to the south, at 900 Virginia St. But again, that plan hasn't entered design review, and may not proceed. No architect is attached to that proposal.
