Holland lands MUP for 45-story Denny Triangle apartment tower

The vacant triangle where Elephant Car Wash once stood is going to look much different in about three years. January of 2024 is the anticipated start date at 616 Battery St., and Holland Partner Group just secured a master use permit this week for its planned 45-story, 422-unit apartment tower in the Denny Triangle.

Weber Thompson is the architect. Holland will build the project, with late 2026 as the goal for completion. Its financial partner, as with many prior efforts, is North America Sekisui House, aka NASH. Holland has applied for phased construction permits.

As the DJC first reported three years ago, Clise Properties initiated demolition plans for the car wash, its longtime tenant, which then donated one of its iconic pink elephant signs to the Museum of History & Industry. (Amazon later claimed the second sign.) Then, in early 2022 the DJC also first reported Holland's interest in the property. The $40 million land sale came last summer, by which time planning was well advanced.

Numbers are little changed from January's final design review. There will be 262 parking stalls, both underground and structured. Tenants will also have 351 bike stalls, plus another 26 for visitors. The unnamed project will include about 2,550 square feet of retail/commercial space.

The tower will rise to about 440 feet in height. Total project size, including parking and amenities, is around 580,000 square feet, with a Mandatory Housing Affordability fee of just over $5 million. The project entered design review with a nominal value of $215 million.

Holland's team also includes ESM Consulting Engineers, surveyor; GeoEngineers, geotechnical; Coughlin Porter Lundeen, civil; CKC Structural Engineers; McKinstry, mechanical design; Stirrett Johnsen, plumbing design/build; Fortune Shepler Saling, elevators; Archecology, sustainability and energy consultant; AECOM, SEPA consultant; and Seattle Tree Consulting, arborist. Alliance Steel Erectors is handling the steel installation.
