Near the future Shoreline South/148th Station, a pair of apartment projects are in construction and development, both under the aegis of WZL Enterprises LLC.
With the working title of Paramount, at 304 N.E. 152nd St., CDK Construction Services is now building a seven-story, 35-unit project, with Strata Architects as the designer.
Then, directly south across the street, Paramount Phase II is in planning at 305 N.E. 152nd St. There, Pelletier + Schaar is the architect for a 110-unit project with 90 structured parking stalls. CDK is again attached as the builder. That's now in the late states of permitting with the city, which recently determined its application was complete and conforms to station-area zoning. The goal is to start sometime next year.
WZL, based in Mukilteo and led by Marc Wislen, acquired the two facing sites in 2021 for about $4.6 million. They're in the upzoned area where the city of Shoreline has sought to encourage more density near the station. That's about an eight-minute walk south of the two Paramount sites.
While the larger south project was initiated by WZL, the smaller north project was a turnkey deal with plans in place from the seller, Horizon View Homes. The broker for that past deal is unknown, but the team also includes Frank Co., structural engineer; Greene Land Surveying; Blue Line Group, civil engineer; L.A. Studio, landscape architect; Tree Solutions, arborist; Nelson Geotechnical Associates; and Northwest Environmental Consulting.
That north building, now above ground, has 20 parking stalls on two levels, structured and partly below grade (on a sloping site). Tenants will also have 22 bike stalls.
Units all look to be one-bedrooms. Per the city's multifamily tax exemption program (also to be employed with the larger south building), seven apartments will be affordable to households earning 70% of area median income. Total project size is listed at 39,561 square feet.
Shoreline has two coming light rail stations, north and south. The planned development cap at Shoreline South/148th Station is 2,214 units. City planning documents for Paramount south say that, also allowing for other projects in planning or construction, about 321 more units are allowed.
The two Paramount projects are at the dead end of 152nd. West of them and next to the freeway is the nearly 1-acre True Jesus Church property, which is surely being targeted by brokers and developers alike.
