Big plans on the horizon for coastal town of Seabrook

Seabrook is located in Grays Harbor County, just north of Ocean Shores.

Seabrook, a planned community on the Washington Coast, is set to expand to the tune of some 1,300 homes. On Monday, the town announced that it has received approval from Grays Harbor County, Washington State, and federal environmental agencies for the extensive expansion plan, which also includes a new spa and wellness center, luxury hotel, and more than 10 hamlets.

Seabrook is located on a 700-acre wooded oceanfront bluff in Grays Harbor County, a little north of Ocean Shores. The town was founded in 2004 by its current CEO Casey Roloff and his wife Laura.

The first property to break ground in Seabrook was the Roloff family home. Today, the community has nearly 600 craftsman-style homes, the majority of which are vacation properties. Home prices start at around $500,000 for a one-bedroom and go up to the millions.

The community, which pitches itself as “Washington's beach town,” also boasts 18 parks; an event space; boutique spa; fitness center; mountain bike and hiking trails; a central amphitheater; sports and pickle ball courts; indoor and outdoor pools; a miles-long beach front; and diverse dining and shopping options.

The new homes will be split across two new retail villages which town officials say will create over $1.5 billion in real estate value. According to a press release, the first new village to be developed is called Pacific Grove. According to a press release, that village will include 700 homes, more than half of which will be located oceanfront or will offer panoramic ocean views. The Pacific Grove neighborhood will also include the luxury hotel, spa and wellness center, a private ocean club, several restaurants, a kids club, and a curated shopping district.

The community currently has around 600 craftsman-style homes.

The second new retail village will be called Makers Village. That community will provide an additional 600+ residences centered around a retail district which the release states will highlight hand-crafted local merchandise and vendors, local artists, and offer more dining options.

A representative for Seabrook told the DJC that a construction timeline for Pacific Grove is still to be determined. For Makers Village, ground has already been broken on infrastructure work and a real estate release is set to be announced within the next two years.

To date, all development at Seabrook has been self-funded but officials told the DJC they are considering potentially bringing in strategic investors specifically for this next phase of development.

In the press release, the town said it has been planning this expansion for over three years. Design and construction for this latest development phase will be led by a combination of both in house and outside groups. Seabrook is currently working with MBA Architects on the project.

The latest expansion plans follow a flurry of development in the town this summer, which included the opening of an expanded 13,000-square-foot gourmet grocery. Also debuting this summer were a new fitness center, a 25-yard heated outdoor pool, large hot tub, and sauna in the South Farm District neighborhood; a retro-style arcade on Front Street; and a men's wear boutique, barber shop and kitchen and bath retailer in the town center.

Seabrook also broke ground this summer on a new residential area called Pacific Landing. When completed, Pacific Landing will have ocean view town homes, condos, and live-work units, along with retail and an oceanfront restaurant. Pacific Landing is slated to be completed in early 2025. The Seabrook representative said most properties in that area have already been pre-sold with a few still available. The live/work units are expected to be listed soon. Homes in Pacific Landing start at $1,995,000.

The release adds that over the next three to five years Seabrook plans to complete its existing town center, build an urgent medical clinic and emergency helipad, support the building of a new school and community center one mile north of the town, and develop an 80-acre regenerative farm complete with horse barn, equestrian trails, greenhouses, and hydroponics to support growing fruits and vegetables for the town's residents and local restaurants.

The overarching vision is to make Seabrook a “15-minute city.” “Once completed Seabrook will be about the same size as Carmel, California and a true 15-minute city capturing everything you need within a roughly 15-minute walk or cycle from your home - from health care and education to grocery stores and green spaces,” Roloff said in the release.
