Newmark offering all of 2Pine

For tenants who might be seeking a whole-building lease downtown, consider the offices at 2Pine (aka the former Broadacres Building at 1601 Second Ave.). The building has some ground-floor retail tenants, but Newmark recently put all the vacant office floors on the market. Levels two through 10 offer about 102,922 square feet. The individual brokers are Jesse Ottele, Daniel Seger and Cavan O'Keefe. At the time of its last sale in 2016, for about $25 million to LBA Realty, the building was about half occupied. Since then, Olson Kundig oversaw renovations. Below the offices, tenants include Royal Robbins and H Mart. And if no one emerges to claim the offices in the 116-year-old building, with floor plates of around 11,790 square feet, it just might flip to apartments. With large windows on three aspects, including the alley, plus the 12-foot ceilings, 2Pine could be a candidate for conversion. (Helpfully, the main stair and elevator core is on its blank north side, too.)
