SEATTLE — The 1000-1100 Dexter Ave. N. office complex sold for over $47 million in February to an LLC associated with Palisade Group and Sabal Investment Holdings, which are both based in Southern California. The assessed value of the two-building property, developed in the late 1990s, was then about $98 million. So the sale, from SBC and Stockbridge Capital Group, came at a major discount. (Newmark was then the broker.)
CBRE represents the offices in the five-story, 223,233-square-foot complex. Leasing materials indicate a vacancy rate of around 20%.
