Bosa's Main & Bellevue, with 449 condos, enters design review

Not quite three years ago, furthering its commitment to building high-rise condos in downtown Bellevue, Bosa Development laid down $127 million for over 3 acres at 102 Bellevue Way N.E. A three-tower plan emerged last year from Bosa's preferred designer, Amanat Architect, which is also based in Vancouver, B.C.

The large project will, unsurprisingly, be phased. A master development plan is now being considered by the city for the trio of 26-story towers, to total 449 units. At the same time, the Phase I north tower is also now in design review. That's to have 147 units.

Bosa's project timeline will depend on the condo market, as the separately developed Avenue Bellevue is now closing many sales north of Bellevue Square. And Bosa will probably break ground this year or next on its 143-unit Park Row project, a few steps northwest of Main & Bellevue. (Pre-sales are underway for Park Row.)

Looking west, the connector leads from 105th to Bellevue Way.

SEPA filings for Main & Bellevue target mid-2026 for a possible start on Phase I. The second two south towers of Phase II might then follow in mid-2029. (Their separate design review will come earlier, of course.)

Bosa typically builds its own projects, with a team that now also includes Glotman Simpson, structural engineer; Bush, Roed & Hitchings, surveyor; David Stoyko, landscape architect; Reinbold Engineering Group, mechanical engineer; Nemetz, electrical engineer; KPFF, civil engineer; TranspoGroup, traffic consultant; and Haley & Aldrich, geotechnical engineer.

Including retail and parking, the two phases will total over 800,000 square feet. It's unclear if the south two buildings' underground garage will be excavated as part of Phase I. (Combined parking is to total around 756 stalls, for both residents and shoppers.)

The north and south towers will be separated by an east-west connector lined with retail and colorful public art. That also leads to a public plaza with children's playground, on 105th Avenue Northeast, east of the north tower.

Combined retail is estimated at some 22,000 square feet. Future residents will have lots of terraces and amenities on the podium levels, including a pool.

Excavation of the site will include the removal of soils polluted from past use by a gas station and dry cleaner. Eventually to be demolished are the big box store that's now home to a furniture consignment shop; and the strip mall that's home to a Starbucks and Orangetheory Fitness gym.

Meanwhile, west across Bellevue Way, demolition permits are pending for the old Park Row strip mall (a new name may emerge for Bosa's planned condo tower), and tenants remain on short-term leases. The Park Row sales office is at Bosa's previously completed One88 condo project; that's immediately north of the Main & Bellevue site.
