Redmond retail survivor poised for new life at station

Today, with so much development around the coming Downtown Redmond Station (due to open next year), it's hard to remember Redmond Square. To make way for Eastline, with its 623 apartments in two buildings from Legacy Partners, that old shopping center has long since been demolished … Or was it?!?

As Eastline's cranes and construction fencing come down, as Sound Transit finishes its station, and the as the city wraps on its separate street improvements, what's that you see at 16421 Cleveland St.?

There, on its own little out-parcel, is the last lonely remnant of Redmond Square. Developed four decades ago, that satellite line retail building has somehow survived. Its few remaining tenants include HobbyTown and Tian Tian Noodles. (The John L. Scott office relocated during construction.)

That 17,797-square-foot parcel, on the corner of 164th Avenue Northeast, is south of the large Eastline block, where one building is now leasing and the other will open next spring. And on its south side are the Redmond Central Connector and elevated station.

Not quite an afterthought to Eastline, now blessed — or soon to be — with a very TOD location, the little retail island stands poised for renewal. Early this year, Wallace Properties an Urbal Architecture submitted plans for a comprehensive makeover

And, more recently, Kidder Mathews put the building out for lease. Marketing materials describe a possible two to five bays, one possibly claimed by the noodle shop, with about 6,600 square feet on offer. Up to four outdoor dining areas are indicated.

Terms are to be triple net, in a range from $50 to $60 per square foot per year. The individual brokers are Jason Miller, Kelly Gaddis and Mia Ponce.

The city doesn't yet show any sign of construction in its permit records. That may be done on a build-to-suit basis, as tenants are signed.
