When office construction began at 4328 Brooklyn Ave. N.E. in the spring of 2023, developer LPC West and GLY Construction had the advantage of a pre-signed tenant: the University of Washington.
The UW owns the air rights above U District Station, and will occupy the lower floors of the U District Station Building. And last week the city issued a temporary certificate of occupancy for the 13-story structure, which was designed by Perkins&Will.
Tenants won't begin filling the building until next year. But the 266,000-square-foot project has been looking increasingly finished and tidy in recent weeks. The station below opened in the fall of 2021, designed to support the future construction, and wasn't affected by the work above.
Its associated pocket park, at Northeast 43rd Street and Brooklyn (once home to an IHOP), should also be opening soon. GGN is the landscape architect there.
For the unclaimed space, on floors seven through 12, Newmark's Tim O'Keefe, Jesse Ottele and Cavan O'Keefe are the brokers. Floorplates average around 22,167 square feet. (The 13th floor, or penthouse, is all amenities to be shared by all tenants.) At grade, CBRE's Jennifer Seversen is representing two bays of retail with about 2,952 square feet.
LPC West partnered with Intercontinental Real Estate in the venture. The team also included Bush, Roed & Hitchings, surveyor; KPFF, civil engineer; Magnusson Klemencic Assoc., structural engineer; Ramboll, SEPA consultant; Ground Support, shoring; and HoladayParks, MEP engineer.
The project is expected to achieve LEED Gold certification.
