Just after the new year began, the master use permit arrived for a Capitol Hill apartment project planned at 600 Broadway E.
That's to replace a few old buildings, one home to the Bait Shop bar, and a parking lot on the corner of East Mercer Street.
Studio Meng Strazzara designed the six-story, 122-unit project for a local ownership group. W.G. Clark Construction is newly attached as the builder.
A start date doesn't seem imminent, as the construction permit is still pending. There's no sign of any demolition permits. Six parcels, one with a small apartment building, also still need to be consolidated into a new LLC. And there's the eventual construction loan, subject to uncertain interest rates ahead. The MUP is good through 2030.

The team also includes Bush, Roed & Hitchings, surveyor; KPFF, civil engineer; Fora Landscape Architects; AMH Design, interiors; Integrated Spec Solutions; CT Engineering, structural; Kimley-Horn, traffic engineer; Bee Consulting, envelope and energy consultant; Robison Engineering, mechanical; McKinney Engineering, electrical; and GeoEngineers, geotechnical engineer.
A total project size of some 160,000 square feet includes amenities, commercial bays and parking. No parking is required, but two underground levels will have 111 stalls, some with EV charging. The garage entry will be on 10th Avenue East, the building's east side. Tenants will also have 122 bike stalls.
Units range from studios to two-bedrooms, with sizes not specified. Three of the 122 apartments will be large live/work units at grade. The main L-shaped retail/commercial space, with about 8,000 square feet, will wrap around the building's southwest corner. That will also have a mezzanine level.
Amenities will include a gym, interior courtyard and large roof deck with about 7,223 square feet. The Mandatory Housing Affordability fee is about $3.6 million. Construction will be five levels of Type V-A wood over three levels of Type I-A concrete.
