In Woodinville's wine and hospitality district, east of the Sammamish River, there's a whole lotta cranes and construction going on at Harvest. Groundwork began over two years ago.
The 164-room Somm hotel had been targeting a July opening, but there's been no recent announcement about that goal.
Townhouses also continue to rise, and several sales have closed. Trammell Crow Residential's three-building Alexan Woodinville apartment project, with up to 250 units, looks on track to open next year — likely in phases. And the smaller assorted retail buildings under construction, aka The Yard, have signed several tenants. Those might begin opening by year's end.
So let's talk about The Yard! Wood Mountain is the lead developer at and around 14485 Redmond-Woodinville Road N.E. Sierra Construction is the builder, working with Jensen Design Architecture. CBRE's Jennifer Seversen is in charge of the entire retail leasing effort, including the hotel and apartments.
The Yard is north of the hotel (topped out, crane gone), where 145th has two traffic circles. It sits atop two levels of parking, underground and partly structured, with the buildings arrayed around a central triangular plaza.
The city's planning department says that all six buildings are underway. Building 5 is nearest to completion.
As for the tenants, How to Cook a Wolf (Building 3) and Bombo Pizza — both from Ethan Stowell — were announced two years ago.
New to the roster, says the city, are a real estate office for First & Main, Vaunt Gallery & Wine Tasting, Lachini Tasting Room, Gorgiste (another wine bar), Bar Dojo (restaurant and bar), Rustic Cork (wine bar), Market Fish Monger & Eatery, Gard Vintners Tasting Room, Cascade Cliffs (tasting room), Avennia (ditto), Bong Bong Bar, JP Trodden (a bourbon tasting room), Graypants Grosgrain (tasting room), Youth Clothing (clothes for kids) and Elm Candle Bar.
A few years back, there was talk of IWG/Regus offering 13,5000 square feet of co-work space. Leasing materials still place that in Building 6, with its 54,000 square feet. There, too, CBRE hints at RockCreek Seafood & Steak, from chef Eric Donnelly; city permits may be lagging there. A possible cigar bar and small art gallery for Distefano Wines are mentioned for that building.
A few other names in the broader mix, perhaps with leases and permits not yet finalized, include Bar Dojo, Jensen Design Architects' offices in Building 4, Upchurch (wine), Sama Cellars and W.T. Vintners.
The six buildings total about 142,000 square feet, which now seems to be substantially leased. Cycling along the Sammamish River Trail, it looks like all six should be open next year.
Other players at Harvest include hotel architect Backen & Backen, townhouse designer Wattenbarger Architects and financial backers Columbia Pacific Advisors and Nuveen. Future components are to include a 15,000-square-foot public park with access to the trail. River Run, with 31 townhouses, is now under construction. (That's on top of the 45-unit Vinyard Creek, where completed townhouses are now seeing new owners.)
Then, between The Yard and much older and separately owned Villas apartments (directly east of the river and trail), planning is fairly well advanced on the four-story, 64-unit Derby, possibly to be condos. That also includes more retail and structured parking. No schedule has been announced there; permits are still pending.
