A block east of Pete's Market in the Eastlake neighborhood, a rare new apartment project is underway at 78 E. Lynn St. It's small, with five stories and only 15 units, but it's also perhaps the sole active jobsite in that area. Working for Eastside investors who own the project, Johnston Architects secured the permits late last year.
January demolition and groundwork soon followed, with RKC Construction as the builder. (The firm also goes by CA James.) There's no sign of a loan. The unnamed project replaces an old four-plex. It totals about 15,100 square feet, including amenities and 10 underground parking stalls. There will also be five more surface stalls on the east alley. EV charging capacity will help the project achieve some level of LEED certification.
The team also includes 4Site Surveying and Consulting; DCG, civil engineer; Karen Kiest Landscape Architects; Malsam Tsang, structural engineer; Bee Engineers, green building consultant; and PanGeo, geotechnical engineer.
Now above grade on the corner of Minor Avenue East, the unnamed project will eventually benefit from the RapidRide J Line and reconstruction of Eastlake. That $129 million project should wrap in 2027.
The compact apartment project could be done by year's end. Apartments are to run from one- to two-bedrooms, with sizes from 538 to 1,044 square feet. Terraces, small decks and patios are planned. Rooftop solar panels are also indicated.
