BNBuilders to construct Little Saigon Landmark, with 70 affordable units

A start date late this year is possible for the planned Little Saigon Landmark Building, to replace the old Dong Hing Market at 1001 S. Jackson St. (That's on the corner of 10th Avenue South.)

Friends of Little Saigon owns the corner. Mithun is designing the seven-story, 70-unit project, with BNBuilders newly attached as the general contractor. The developers are the Seattle Chinatown International District Preservation and Development Authority (SCIDpda) and Edge Developers.

The International Special Review District Board will give the project one final look tomorrow. Very minor changes have been made to the facade materials — same color, more texture. Assuming board approval, a master use permit is within reach. Less certain is the funding; that effort is ongoing. A demolition permit is now in process.

Numbers are all about the same: no parking stalls; 66 bike stalls; a second-floor community room with 3,500 square feet; two restaurant bays below with 2,400 square feet; and more ground-floor community space, with a kitchen, to have about 3,600 square feet. That all contributes to a total project size of some 85,710 square feet.

Side x Side Architects will design the Friends of Little Saigon community spaces. The project team also includes Bush, Roed & Hitchings, surveyor; and Coughlin Porter Lundeen, civil engineer.

Solar panels and a green roof are planned, but with no resident access. A small third-floor courtyard will be inset within the building's C-shaped footprint. Units are to range from one- to three-beds.

Funding sources are expected to include the city (which helped with the 2023 land deal), King County and the U.S. Department of Housing and Urban Development. Construction is to be Type I-A concrete with six levels of Type III-A wood above.
