Next Thursday, Oct. 16 will bring the first public presentation of a downtown Bellevue apartment tower Su Development is planning at 205 105th Ave. N.E.
On that small corner site, Sushi Maru closed many years ago. There have been prior plans from past owner Bosa Development, and from the current owners (local investors). The latter signed a purchase agreement with Su back in March, with no price mentioned.
MZA Architecture is designing what Su calls 205 Tower (or TWR205, per the signage). Numbers have changed a bit since the DJC's last report in March. Also, alas, the dramatic protruding catwalk is now gone.
The tower now stands at 24 stories, with 141 units, about 5,000 square feet of retail/commercial space and 119 mostly structured parking stalls. Total project size? Somewhere around 230,000 square feet.
Apartment types aren't yet specified. A mix of studios up to two-beds would be typical. Of those, 29 would be affordable to households earning up to 80% of area median income.
The city says that a SEPA determination of non-significance is expected. The public comment period ends Oct. 15. Su's blue-sky timeline would be to start construction in late 2026, after the land sale and demolition. The build time would likely be two-plus years.
Including the rooftop mechanical level, 205 Tower would reach about 306 feet in height. Facing south to Northeast Second Street would be an oval-shaped public plaza with benches and outdoor seating for a possible cafe.
Su typically builds its own projects. Its team now also includes TenW, traffic consultant; KPFF, civil engineer; DCI Engineers, structural; Ocean Park Mechanical, MEP; GCH, landscape architect; and Advanced Fire Projection.
Also in downtown Bellevue, Su sold its nearby Soma Towers this past May to the Sobrato Organization, of the Bay Area, in a $193 million deal. And in Seattle, it has topped out on its second (south) tower at Yesler Towers. That should open to renters next year; the north tower opened last year.
