Stream and JPI planning Uptown units on Martin Selig parking lot

Design review isn't required in the Uptown area, where several apartment developers are making moves on parking lots formerly owned by Martin Selig Real Estate. (They're now controlled by the lender.) One such plan emerged last fall at 400 Fourth Ave. W. That's a sloping corner site at West Harrison Street, with about 28,800 square feet.

Last fall's plan came from local shop Stream Real Estate. Now we have some fresh details and names. JPI, of Dallas, is now listed in city records as a partner. Weber Thompson is the architect for a midrise project to range from six to nine stories above grade, depending on how you view it.

Between 187 and 195 units are described, ranging from a 450-square-foot studio to a three-bed with 1,300 square feet. Amenities include a gym, bike room and package room. On the building's south end, looking toward Elliott Bay, would be a roof deck with some 4,230 square feet.

Two levels of mostly structured parking could have up to 103 stalls. Access would come from the east alley, next to the Scientology building.

Total project size would be around 226,749 square feet. Shoring the slope would require lots of concrete: five levels of Type I-A construction, with five levels of Type III-A wood above.

There's no hint yet as to when the land sale will come. On behalf of a receiver for Goldman Sachs, Cushman & Wakefield is the broker for various former Selig lots and Class B buildings in Lower Queen Anne.

After a two-decade hiatus, JPI returned to our market last year, working with Stream and Pinnacle Partners on a 224-unit Redmond project near Overlake Village Station. JPI and Pinnacle had previously announced a $200 million workforce housing fund. That may later figure in the 400 Fourth scheme.
