Trader Joe's, with 268 units above, gains a bit more detail at Northgate Station

Two new apartment buildings at Northgate Station are supposed to open this autumn and next year. Those are the middle pair, dubbed M2 and M3, in a row of four mixed-use buildings from Simon Property Group. They'll have about 420 units, plus retail.

North of those two is the planned M1 apartment building, also on Fifth Avenue Northeast, not yet with an official address. GGLO is again the architect, and the next design review presentation will be on April 27.

We've known for a year that Trader Joe's is planning a grocery store within the M1 building. Above would be 268 units, to wrap around 390 structured parking stalls (both for shoppers and residents). GGLO's design is little changed from the last presentation in June of last year.

GGLO doesn't mention the grocery store, but rates the combined retail at 25,365 square feet. The largest bay (or bays) would be on the building's north side, with the bulk of the retail space.

Trader Joe's separately disclosed the Northgate Station store earlier this month, along with other new locations in Woodinville and Spokane Valley. Its separate permit filings at Northgate Station list J Hughes Construction as the tenant improvement contractor. It appears to be using an in-house architect, also based in California.

Total project size for the M1 building isn't stated. Construction looks to be mostly Type III-A wood, with Type I-A concrete for the base and parking. Among the amenities would be a top-floor pickleball court. Rooftop solar panels are possible.

Simon hasn't yet announced a start date for the M1 building. Its team also includes KPFF, civil engineer; Transpo Group, traffic engineer; Bush, Roed & Hitchings, surveyor; EA Engineering, environmental consultant; and Geotest Services, geotechnical engineer.

A builder hasn't yet been tipped. Compass Construction is now at work on the M2 and M3 buildings.
