927 Denny Triangle units, plus hotel, gain new name

At some point early next year, we should see a phased opening for the huge two-tower apartment project at 1200 Stewart St. That overlooks Denny Way, with a Boeing 747 fuselage recently installed between its 48-story buildings. Those are to have 927 units and a 121-room hotel component in the lower floors of the west tower.

And there's a new name for the project: Aero1200, which was announced Monday by owner OPTrust, the large Canadian pension fund. JTM Construction is now in the late stages of construction, which began in 2018 under different ownership and with a different builder.

OPTrust's Andrew Dawdy said in a press release, “The unveiling of Aero1200 marks a defining milestone for this project — one that reflects both the building's identity and the progress being made toward completion. We are proud to be generating sustainable value for OPTrust members, while also creating a destination that adds to the energy, amenities and vitality of downtown Seattle for years to come.”

The hotel, once branded as a Sonder, will instead be dubbed Aerolux.

The new monikers reflect the airplane hanging over the central courtyard and retail. That was a prior decorative element from original architect Henriquez Partners Architects, which designed the roughly 1.4 million-square-foot endeavor. Ankrom Moisan is now the architect in charge.

Aero1200 may have a Trader Joe's.

Aero1200 will also include some 50,000 square feet of retail and commercial space. A 16,000-square-foot Trader Joe's and three-level Live Nation concert have previously been mentioned as possible tenants. But that was under the previous ownership. Real Retail still appears to be the broker.

The two cranes came down a few months ago. OPTrust took ownership last fall.

Cobalt is the owner's rep for Aero1200. That firm's Daniel Griffiths said, “From the beginning, Aero1200 was going to be a once-in-a-generation project — not only because of its scale, but because of the bold, technically-complex elements that make it instantly recognizable.

JTM's Derek Deeter added, “Our teams have really come together, and we're proud of the progress being made on site and of the craftsmanship required to bring its signature features to life.”

A new wrinkle to Aero1200 is its anticipated participation in the city's multifamily property tax exemption program. Thus, about 185 to 230 units should be relatively affordable to renters. As to what level of area median income that means, more details should come next year when the MFTE agreement is inked with the city.

The apartments' new marketing slogan? “Live fast. Land soft.”
