Live Nation announced a new Stadium District music venue last week, as has been widely reported. It's to rise at 1201 First Ave. S., where the Boxyard complex is today, directly west of T-Mobile Park. Now we have a bit more concrete detail.
LMN Architects filed an early proposal on Monday for what's been informally dubbed the SoDo Ballroom. As of last week, it was unclear if that might involve partial demolition of the handsomely refurbished Victory Hall, on the south end of the Boxyard.
That will remain as an entryway to the new construction to the west, which will replace all the surface parking — plus a postwar addition to the century-old Boxyard (a former warehouse).
LMN's preliminary plan describes a three-story structure with about 75,000 square feet. It carries a nominal value of $72 million. The new construction would have a roughly trapezoidal footprint.
There are now about 123 parking stalls; those would be reduced to some 23 stalls and a truck loading area on the enclosed north end of the new structure. That loading area would be accessed from Royal Brougham Way, and might be partially below grade.
Live Nation hopes to open the venue in 2029. Its in-house designer, Blueprint Studio, is working with LMN on the project. Design review isn't required in that area, which has industrial zoning. The new venue is anticipated to have a capacity of some 5,500 people.
LMN's plan also mentions a reconfiguration of the food and beverage areas in the existing Boxyard. Those are Hatback Bar & Grille and Steelheads Alley, which are operated by First Avenue Entertainment, the Mariners' majority owner. First Avenue already has a long-term lease for the property, once home to Pyramid Brewery, which now seems likely to be extended for several more decades.
