The master use permit came just over a year ago for new midrise apartments planned at 452 N. 36th St., to replace an old Fremont commercial strip. And this week Holland Partner Group closed the $18.5 million land sale.
Via an LLC, the seller was longtime owner the Smithson family. Tenants there that have been gradually shuttering their doors include Baila Bar, Caffe Ladro, Norm's Kitchen and Roxy's Diner.
The new owner of record is Tatemono HPG Fremont Investors LLC. Tatemono is a large Japanese real estate developer and investor that often partners with Holland. Brokers were not announced, for a land sale worth about $639 per square foot. King County recorded the deal on Monday. (Update: JLL said after publication that it was the sole broker.)
Holland's site, with some 28,966 square feet, extends corner-to-corner between Dayton and Francis avenues North. Weber Thompson is designing the new building, where units are to range from studios to two-beds. To meet Mandatory Housing Affordability provisions, 18 apartments will be affordable. Amenities include a large top-floor terrace, lounge, gym and package room.
Demolition permits appear to be in place for the coming seven-story, 185-unit project. No start date has been announced for the roughly 172,018-square-foot building; and there's no sign yet of a construction loan or official name.
The Fremont project will include about 3,618 square feet of retail and 85 parking stalls, both structured and below grade. Tenants will also have 158 bike stalls.
Holland typically builds its own projects. This one emerged about two years ago, and looks to be a standard wood-over-concrete job.
Its Fremont team also includes Coughlin Porter Lundeen, civil and structural engineer; Karen Kiest Landscape Architects; ESM Consulting Engineers, surveyor; Fortune Shepler Saling, elevators; Ground Support, shoring; Geoengineers, geotechnical; TENW, traffic consultant; Ariel Fox Design, interiors; PAE, MEP design; Archecology, LEED consultant; and Cross2Design, envelope.
Meanwhile, Holland is now building a 239-unit project in Ballard, and the 45-story, 442-unit Sloane in the Denny Triangle.
