Near the Spring District, 378 Bellevue units take shape

Two linked eight-story buildings are planned, along with 8,000 square feet of retail.

Last October, as the DJC first reported, Bellevue's Brierwood Center went on the market. That's an old retail/commercial complex at 12001 N.E. 12th St., south of the Spring District and east of Lake Bellevue. It's walkable to both Wilburton Station and Spring District Station.

American Capital Group soon filed a new apartment plan, which is now in design review with the city. ACG typically acts as its own architect and builder.

On the 2.7-acre property, still in the hands of original developer the Woosley family, two linked eight-story buildings are planned. They would have about 378 units, 413 structured parking stalls and 8,000 square feet of retail. Total project size is estimated at 601,526 square feet, also including amenities.

Construction would be standard Type V-A wood over Type V-I concrete. SEPA filings target a possible start date in early 2028, with construction to last two-plus years.

ACG's team now also includes Atlas Design Group, structural engineer; Terrane, surveyor; Latitude 48, civil engineer; Earth Solutions NW, geotechnical engineer; GGLO, landscape architect; Bartlett Tree Experts, arborist; and TENW, transportation engineer.

The large project extends south from 12th Street and is next to Bellwether Housing’s separate 126-unit plan on the corner of 120th and Bel-Red Road.

Units are to run from open one-beds (or studios) up to tree-bedrooms. Of those, about 75 would be affordable to households earning up to 80% of area median income. Sizes run from around 580 to 1,600 square feet. Amenities would include a gym, terraces, clubrooms and more.

The large project extends south from 12th Street, and has a backward P-shaped footprint. Next to the foot of that P, Bellwether Housing has a separate 126-unit plan on the corner of 120th and Bel-Red Road. That's owned by the city. So a whole new community could rise there, a few steps east of the Crab Pot restaurant.

Meanwhile, ACG is now building the 453-unit Foundry, in Totem Lake, and planning 222 units for the Greenbaum Home Furnishings property in Bellevue. It's also planning a 450-unit Bellevue project east of the freeway, on the fast-disappearing old Auto Row along 116th. The latter two sites have yet to sell.

Back in Wilburton, the Woosley family's broker is Lee & Associates. Brierwood Center was mostly developed in the 1960s.
